ONE BLOCK BROOKLYN
This project begins with the rezoning of Greenpoint and Williamsburg in 2005. Prior to 2005, a vast majority of the waterfront properties in these two neighborhoods were zoned for manufacturing. In the 2005 rezoning, these manufacturing districts were transitioned into residential districts. In order to preserve the neighborhoods’ demographics, incentives were provided to developers to provide affordable housing. In essence, developers were allowed to exceed the maximum FAR if they agreed to keep at least 20 percent of the units as affordable housing. What transpired was most developers decided to build to the maximum FAR rather than take the FAR incentive. The few projects that did utilize the incentive were large-scale high-end water front projects, who seemingly in their scope and size, could financially justify the affordable housing.
One Block Brooklyn is a response to these projects. It seeks to preserve the character and fabric of a typical Brooklyn street, while allowing for the high density that city undoubtedly requires. It seeks to provide a vibrant ground floor experience with a central, public corridor of greenspace adjacent to commercial, civic, and office spaces. With numerous access points, and adjacency to the East River Ferry, the project endeavors to create a fluid relationship with the neighborhood, one where the spaces and views are shared by everyone.
